The neighborhoods south of Jackson, Wyoming, include the three Census Designated Places: Rafter J subdivision, South Park and Hoback. Each has its own personality. Within this mix is a host of properties, from the multi-million dollar stretches of undeveloped land that look like the Jackson Hole of 50 years ago, to tightly developed commercial properties. There is a Smith's grocery store and a host of shops as well as businesses ranging from contractors to a climbing gym.
The area known as South Park is the open expanse of land that spreads south from Jackson Hole High School and High School Road. South Park offers property that can feel separated from town, but is actually quite close. It features relatively affordable neighborhoods such as Rafter J and Melody Ranch; the valley's first completely private golf course development, 3 Creek Ranch; as well as some of the last privately held ranch lands in Jackson Hole. Some consider this area south of Jackson to be somewhat warmer than the rest of the valley - it's sometimes referred to as Jackson Hole's "banana belt" - although that can be debatable when the weather hits 25 below Fahrenheit and everything feels cold.
Farther south is Hoback Junction, where not only US Highways 26/89 and 191/189 meet, it is also where the Hoback River feeds into the Snake River. It is a small hamlet with an identity of its own, one associated with those who make a living in the valley and like to assert their independence. Some of its inhabitants fondly refer to the area as "The Hoback Nation."
Beyond Hoback Junction, just down the Snake River Canyon, is the Snake River Sporting Club. In 2009, the property remained closed due to bankruptcy. When it was open, the high-end golf course offered a resort with even more seclusion than isolated Jackson Hole.
