By Brian Siegfried, Jackson Hole Sotheby’s Sales Associate After recording 11 vacant land sales in Jackson Hole in August, bringing the year-to-date total to 58, the market is on pace to surpass the 77 sales in 2012, according to Teton County Multiple Listing Service. Not surprisingly, building site sales have risen with the thermometer. August’s sales make 29 since June 1, and that makes a three-month total that is exactly half the yearly total. June also saw 11 sales, with just 7 in July. The lowest monthly total for vacant land sales in 2013 was March, when just two lots sold. The bulge in vacant land sales coincides with a robust residential monthly performance in which 57 residential and vacant land sales accounted for about $75 million in total sales volume. Highlights from the building site sales in August include: • The top sale is a 1.43-acre lot in Shooting Star in Teton Village listed at $1.95 million, which sold after 386 days on the market. Located at the base of Jackson Hole Mountain Resort, the land originally was listed at $2.6 million. • The least-expensive land to change hands was a 0.22-acre site in the town of Jackson on the flanks of Snow King Mountain listed for $229,000. Interestingly, the land originally was listed for $193,900 in November 2011, but saw steady price increases before eventually selling last month for close to the most recent listing price. • In addition to the sale at Shooting Star, two other Jackson Hole golf course building sites sold, including a 1.46-acre site in 3 Creek Ranch listed for $1.45 million and a 1.77-acre lot in Teton Pines listed for $1.55 million. • Four of the 11 sales prices were not reported, as is permitted in Wyoming. In addition to the Shooting Star and 3 Creek lots mentioned above, they include a 7-acre site in Solitude subdivision near Jackson Hole Airport listed for $1.35 million and a 0.17-acre site in Kelly listed for $349,000. Looking ahead, the MLS shows 16 pending contracts for building sites in Teton County. Total list volume for the properties is more than $30 million. But just two properties account for the vast majority of that total. They include a 99-acre site just west of Jackson listed for $9.95 million and a 125-acre site south of Wilson listed for $15.25 million. At the lower end, 5 of the 16 pending properties are in a newly released corner of Rafter J, a South Park subdivision first platted more than 30 years ago.
